Kennedys Estate Agents in Bridport

If you are thinking of selling the best place to start is with a free, no obligation market appraisal where we can advise you of the value of your property, current market conditions, recommendations for achieving the best price and can put together a marketing plan to suit you. This usually takes around an hour and will be followed up by a written confirmation.
In order to go to market, your property will need a Government required Energy Performance Certificate and a floor plan. The EPC shows how energy efficient your home is with recommendations for any improvements. Each home is given a rating from A (very efficient) to G (inefficient). This is then registered against your property on an online Government database and is valid for 10 years. We can arrange this for you with our independent energy assessor who will also produce the floor plan on the same visit. In accordance with new Consumer Protection Guidelines we will also now require that all vendors complete a Property Information Form before going to market.
Our standard marketing terms include the preparation of a colour brochure including a wide range of photos, we recommend a For Sale board for 24/7 advertising, display in our High Street office frontage, regular advertising in the Bridport and Lyme Regis News with editorials as appropriate including the Marshwood Vale Magazine together with internet advertising on our website, onthemarket.com which is for professional estate agents and Rightmove, the largest property portal in the country reaching local, national and international buyers.
You will receive a draft of the brochure for your approval before we begin advertising as above. We will then contact our vast database of new and existing clients to arrange personal accompanied viewings (you can do your own if you would rather) at a time convenient for you (we can always do out of hours if requested).
Once you have received an offer we will advise and negotiate with both parties to reach a mutually acceptable figure. We will supply you with the financial and chain details of each buyer so that together we can make a fully informed decision.
Once solicitors are instructed we liaise with them throughout the process to ensure that we can progress your purchase to a successful completion. Communication is the key, although a little patience is needed at times, so we will keep you updated every step of the way. No sale No Fee and no upfront expenses.
